Q: Can I build a granny flat in Armadale?

A: Yes. The City of Armadale permits ancillary dwellings on residentially zoned lots under the State R-Codes. Your primary dwelling must be owner-occupied and the ancillary dwelling must not exceed 60sqm of habitable floor area in most cases. ANWEST manages the Development Application on your behalf as part of our service.

Q: Can I build in a newer Byford estate?

A: Possibly. Byford's newer estates often have restrictive covenants on secondary dwellings for a set period after the original land sale. ANWEST checks your certificate of title at the initial consultation — at no cost — so you know whether your lot is eligible before any commitment is made.

Q: My Serpentine property is in a bushfire-prone area — does that prevent me from building?

A: No. A bushfire-prone designation requires a BAL assessment and construction to the resulting standard — it doesn't prevent you from building. Our BlueScope steel frame and Colorbond system meets BAL requirements effectively and is well suited to the Serpentine-Jarrahdale environment. The BAL assessment is arranged as part of our pre-construction process.

Q: My Oakford block isn't on scheme sewer — is that a problem?

A: Not necessarily, but it does need to be managed. We assess your existing septic system's capacity and coordinate with the Shire of Serpentine-Jarrahdale and Department of Health on the wastewater solution for the new dwelling. This is included in our pre-approval process — no surprises later in the project.

Q: How long does it take to build a granny flat in Armadale or Byford?
